Quiet, equipped studio on the border of Ghent

I am renting out a studio with large windows and plenty of natural light. It is fully equipped and furnished. The tenant has a separate entrance. The cozy terrace is shared with the (friendly ;) owner. The studio has its own shower, toilet, kitchenette, and a combined sleeping/living area. Located on the outskirts of Ghent, in a quiet street near the Watersportbaan, Blaarmeersen, Jan Palfyn, UGent, and Bourgoyen. It is a green environment, perfect for walking, jogging, or kayaking (available via the owner). A bike is available. Public transport to Ghent city center is just a 200m walk from the studio. Supermarket, pharmacy, bank, restaurant, snack bar, and a few cafes are only 150m away. A cleaning lady cleans the studio every four weeks. The owner lives on-site and is helpful with any issues but respects privacy and does not enter the studio. The owner has an 8-year-old son who lives there part-time.
